Whistler Market Update:

 

In Whistler the real estate market is slow and busy. As confusing as this sounds, this market is that way. Many buyers want to purchase, which should technically make things active, but hardly any new listings are coming on the market. Prices continue to move upwards.
The bond market has moved quite significantly, and therefore, mortgage rates will be going up. Buyers with pre-approval have 30-90 days to purchase before their rate guarantee expire, and consequently, we could see an increase in buyer activity.

Whistler Market Update: Whistler is buzzing this week with the announcement of Cornucopia coming back this November. After it was abruptly cut short last year after just 2 days, the 16 day event this year is looking bigger and better. New events as well as come of the classic favourites will all be conducted with health measures in mind. Cornucopia is a way to shine a light on all Whistlers dining scene while bringing visitors during a slower season.

Events like these are just another reason Whistler is the #1 four season resort in Canada. The draw to Whistler aligned with the restrictions to travel we are seeing many from the lower main land purchase their holiday homes in Whistler.

Whistler Market Update September 21st

 

The Whistler Market Update for the week of September 15th to September 21st. We continue to see multiple offers driving prices upwards. As we have been getting a steady trickle of new listings we have been able to lock in properties for our buyer clients. Furthermore Vale has announced the lift of reservations and limited capacity on Whistler Blackcomb this winter. Locals and guests are getting excited for a Winter season with fewer restrictions.

Whistler Real Estate Market Update for September 14th

With the kids back to school and the cozy weather coming in, everyone is making the shift away from Summer and into their new routines.  We typically see supply increase during the Autumn months as people wrap up their holiday time. Once people have more time to move we typically see an uptick in inventory and sales. Though this may change in some areas around the province as housing supply has become a key election plank for Canada’s three major political parties as they campaign for the September 20 federal election.

In under 2 weeks Canadians head to the polls for a Federal election.  One election pledge we are hearing from all parties is a promise to tackle some of the disparity in Canada’s housing markets.  The Liberal party is promising the addition of 1.4M new homes over 4 years, the Conservatives 1M homes over 3 years with the NDP suggesting 500,000 affordable homes over 10 years.  Whether the elected party delivers on it’s promise remains to be seen, but it is a step in the right direction to provide affordable primary residential housing for more Canadians.

In Whistler’s recreational vacation market, we continue to see first hand the effect of supply shortages coupled with increasing demand.  The Whistler real estate market surpassed $1Bn dollars in sales volume last month there appears to be no shortage of Buyers looking to secure time in the resort.  We saw 117 active Chalet, Condo, Duplex, Townhouse and Triplex listings in August.  This was a 4% drop from July which saw 122 Active listings.  Sales were also down month over month. August saw 53 sales, which was down 18% from July’s sales total of 65.  It should be notes that this does not represent a slowing of the market, just a lack of inventory available to purchase. Residential townhomes continue to see demand, posting increases in median monthly sale prices.  As single home purchases become more expensive, the residential townhouse sector becomes the next logical purchase.  It is interesting to note that Phase II hotel-condos continue to see demand with prices increasing month over month, and residential apartments are also seeing strong demand with very limited inventory.  Currently we sit at 3 months of inventory*

Canada’s borders are now open to USA and International travellers and we are now seeing a ramp up in Buyer inquiries from outside of the Lower Mainland, with Seattle inquiries for nightly rental properties increasing along with inquiries from Hong Kong, England and Mexico. Whistler does not yet trigger the speculation and vacancy taxes we see in other major urban areas of the province, making Resort real estate an attractive investment both in lifestyle and long term appreciation.

Whistler Real Estate Market Update:

Supply and Demand restraints continue to run rampant in Whistler. As we cruise right past past $1 Billion CAD in Real Estate Dollar Volume traded this Year to Date. Statistically over the last 5 months, we have seen a relatively stable number of sales along side consistent average pricing, suggesting perhaps we have reached what could be a momentary plateau. After the steep 20-30% jump at the start of this year, this is a more than welcome plateau to buyers.

Whistler Real Estate Market Update August 24th

In this weeks Whistler Real Estate Update we saw almost twice as many new listings. Compared to last week things seemed to have picked up slightly as we have more inventory. As Summer still holds on we are seeing many visitors loving Whistler’s outdoors. As the weather is still beautiful and the heat waves are over we expect visitors to remain consistent throughout the fall and into winter. Hotels and nightly rentals have been busy since July 1st and the last two quarters and 2021 should finish off strong.

In Whistler this week town was busy as the borders have opened. Some much needed rain came and broke the heat wave. This weeks Real Estate Market Update saw the same number of new listings and sales as last week. Within the sales there were an even number of hotel condos, condos, townhomes and single family homes. Still remains a sellers market with high buyer demand and low inventory.

Whistler Market Update:

In this weeks Whistler Market Update we could be at the beginning of a brand new wave of buyers. As the border opens from America to Canada we expect to see our friends from the Pacific Northwest join us in Whistler again. With the border only opening yesterday it may take a few weeks before we likely see the uptick in purchasers. Lending is still cheap and inventory is still low, which will keep the market strongly in a Sellers Market.
