July saw a decrease in available listings to purchase in Whistler. Monthly active chalet, condo, duplex, townhouse and Triplex listings totaled 122. This was down 19% from the June total of 150. Monthly firm contracts totaled 57 in July. This matched the June total of 57. Single family homes saw a month over month sale price increase of 8%. Available inventory to purchase in July for Phase I townhomes was down 35% compared to June. Phase II hotel condo’s saw a 24% reduction in available inventory but saw a 32% increase in sales to active ratio. With the opening of the resort on July 1, the hotel condo sector of the Whistler market is seeing a noticeable bounce back in buyer demand. This uptick is fueled by US and foreign investors looking to secure time in the resort with a revenue stream that is coming back to life. Phase I unrestricted use condos are also seeing an increase in buyer demand. Median monthly sale price for Phase I condos rose 17% in July to $950,000 from $812,500 in June. The overall sales to active ration for Whistler is 46.7%. This is a 23% increase from the June S/A ratio of 38%.*

Whistler Real Estate Market update:
Whistler Real Estate remains in a sellers market as new listing activity has slowed and strong sales continue there continues to be an imbalance. Sale prices are continually higher compared to last year. Even though the market has slightly slowed. Though the market activity appears to have calmed the main reason the market has slowed is the lack of inventory. We expect the low number of active listings to remain the same through the rest of the year, with an increase in buyers demand. There is still a strong demand from regional buyers for hotel condo style properties and we expect once the US boarder has opened up the rest of the market will see an increased demand.

Whistler Real Estate Market Update:
This last week we have seen phase 6 of the Wedgewoods’ lots become available. We are seeing any remaining vacant land in get scooped up quickly. Phase Six will be the final set of estate lots which allow for luxury homes plus a carriage house. Furthermore we are also seeing some shared ownership properties like Evolution, Legends, and Whistler Village Inn come to market. In addition the inventory still remains extremely low for all properties. Everything from lots and quarter shares, Condos, Townhomes and Single family homes. Though the new to market numbers are higher this week at 34 new listings, 18 of those are vacant lots. As well as 10 of which are shared ownerships. Things are still getting to multiple offers and selling over asking price.

The Whistler real estate market continued to see high buyer activity coupled with low available inventory to purchase in June. Month over month, we saw a 2% increase in active chalet, condo, duplex, townhouse and Triplex listings. May had 147 active listings compared to June with 150. Firm contracts were down 19% from 67 in May to 54 in June. This is a 21% reduction in the sales to active ratio which was 45.6% in May, compared to 36% in June. This still represents a market that is well into a ‘sellers’ market. Median monthly sale price increased 1% in June, to $1,300,000 from $1,285,000 in May. June year to date firm contracts saw a 219% increase from the same period last year. 2020 had 156 firm contracts by June. June 2021 had 411 firm sales. Year to date sale volume saw a year over year increase of 178%. June 2020 was up to $26,752,391 compared to the same period this year which had seen $724,623,781 in year to date sales volume. It is interesting to note that May 2020 had 20 months of available inventory compared to June 2021 which only had 3. This confirms that the Whistler real estate market has seen a massive influx of buyers in the past 12 months. The ability to work remotely and balance an outdoor lifestyle is the cornerstone to this shift.
The Single Family Home sector saw a 33% drop in sales in June when compared to May, while inventory levels remained the same. The sales to active ratio for single family homes in June was 21.7%. Median monthly sale price increased 7% in June to $2,922,500 compared to May at $2,734,800. June year to date firm sales are 85, compared to June 2020 at 38.

Whistler Real Estate Update:
Now that we are in full swing of phase 3 of loosening the restrictions within the province, Whistler is open for business. This past weekend as the resort saw a huge spike in visitors for the long weekend. With restaurants and hotels seeing strong numbers we are excited to welcome everyone back . People are exited to travel, and Whistler, Canada’s premier four season resort, checks the boxes. With boarder restrictions starting to loosen as well we are expecting to see more buyers come into the Whistler Real Estate Market. We do not expect sales prices to decrease for the foreseeable future.

Market Update for Whistler, BC:
Beautiful weather this week in Whistler as we welcome guests back to the resort. Perfect timing for the sun to be out and Whistler Blackcomb is now open for summer operations, including sightseeing on the PEAK 2 PEAK Gondola and the Whistler Mountain Bike Park. The Whistler Real Estate Market is still seeing high sales, keeping the market solidly in a Sellers Market. Some signs of buyers fatigue have started to show, but no real impact on the market so far.

Whistler Market Update June 8th:
Though we are seeing a slower market from March’s all time market height in activity we are still seeing a sign of accelerating house prices due to strained housing supply. On top of this, people are opting into their option of lending as money is cheap right now. May still saw a 40% increase in sales compared to slower April where we had tighter travel restrictions. As local and regional vaccinations ramp up, we are expecting to see a summer that is as busy, if not more busy than last summer. The word is out that Whistler is a four seasons resort; a #1 voted ski destination, a world class downhill bike-park, 5 star restaurants, shopping and accommodation, I feel this market will only be moving upwards for the foreseeable future.
