September 2021 month in review

Firm contracts were up slightly in September while available inventory to purchase was down 17% month over month in Whistler. August saw 117 active listings compared to 97 in September. We saw 58 firm sales in September compared to 57 in August.

Compared to this time last year, year to date sales are up 61%.  January to September 2021 saw 596 sales. January to September 2o2o saw 371 sales.

Sales volume was also significantly higher compared to the previous year.  By the end of September 2021 Whistler crested the $1 Billion in volume mark, at $1.08B.  By the end of September 2020, Whistler had only seen $637M in sales volume.  This represents a 70% increase year over year.

Single family home purchases were down in September by 48%.  This is driven less by a lack of demand and more by a lack of available inventory. This is a tend we see across all Whistler properties.  Overall low supply has caused the Whistler market to slow, but in the big picture demand for recreational real estate is increasing.  This is placing upward pressure on pricing hampering buyers trying to enter the Whistler market.  For tips on how to succeed at winning in competing offers, look forward to my “Ask Nick anything” blog post coming later this week.

The nightly rental sector of the Whistler market continues to see high demand from buyers looking to balance a lifestyle purchase with potential earnings. Phase I townhome sales saw a 50% increase in firm contracts this past September compared to August 2021. The fully managed Phase II hotel-condo ownership model also saw a 50% gain in the number of sales month over month.
